Signs you might have a hidden water leak.

Hidden leaks can cause thousands of dollars in damage before you even notice. Here’s how to catch them early — and what to do once you spot one.

Some leaks announce themselves — a burst pipe, a flooded laundry, water dripping through the ceiling. Others are much sneakier. A slow leak inside a wall cavity, under a slab or beneath the garden can run for weeks or months before anyone notices, and by the time it does show itself the damage bill is often already in the thousands.

Here’s what to look (and listen) for.

1. An unexplained jump in your water bill

Your water use is usually pretty consistent. If a Sydney Water bill lands and it’s noticeably higher than the same quarter last year — and nothing has changed in your household — treat it as an early warning. A slow leak can easily waste hundreds of litres a day without making any obvious mess.

2. The water meter moves when nothing is on

Turn off every tap and appliance in the house, then have a look at your water meter. If the small leak-detection dial is still spinning, water is escaping somewhere between the meter and your taps. This simple test is one of the fastest ways to confirm you have a leak.

3. Damp patches, bubbling paint or warping floors

Water has to go somewhere. Persistent damp spots on walls or ceilings, paint that bubbles or flakes, timber floors that cup or swell, or tiles that lift are all signs that moisture is getting in where it shouldn’t. Touch the wall — if it’s cool or soft in one spot, there’s a good chance of a leak behind it.

Leaks that remain hidden for long enough can cause structural damage, mould growth and electrical hazards. Catching them early is always cheaper than fixing the consequences.

4. Mould or a musty smell

A hidden leak creates exactly the conditions mould loves — warm, dark and constantly damp. If one particular cupboard, room or corner of the house has a musty smell that never quite goes away, there’s often water involved somewhere behind the scenes.

5. The sound of running water when nothing is on

Stand still in a quiet house. If you can hear running, trickling or hissing water and nothing is turned on, a pipe is leaking somewhere — often in the wall cavity or under the slab. It’s subtle, but once you hear it, you can’t un-hear it.

6. Hot spots on the floor

A leak on a hot water line that runs under a concrete slab will often warm the floor above it. If you’re walking barefoot and one patch of tile or timber feels noticeably warmer than the rest, it’s worth investigating.

7. Unexplained patches of lush lawn

Is there a stretch of grass or garden that’s greener and healthier than everywhere else, even in dry weather? A leaking underground water or irrigation line might be doing you a free fertilising service — and adding to your water bill at the same time.
